Society Regulations &
Community Guidelines

Our regulations exist to preserve the dignity, peace, and shared investment of every resident. Please read them carefully.

Monthly maintenance and cleaning charges are due between the 1st and 10th of each month. The fee structure is as follows — Aster Villa: ₹500 maintenance + ₹200 cleaning = ₹700/month. Orchard House: ₹500 maintenance + ₹200 cleaning = ₹700/month. Auro Villa: ₹800 maintenance + ₹200 cleaning = ₹1,000/month. Payments received after the 10th attract a late fee. Three consecutive defaults will result in suspension of common amenity access. Automated reminders are sent via WhatsApp through Laxmi Da on the 1st, 5th, and 9th of each month.
All visitors, delivery agents, and domestic help must be pre-approved via the NoBrokerHood app before entry. Residents must generate a digital pass and share it with the visitor. Unannounced visitors will be held at the gate and the resident contacted via the intercom. Domestic workers require a permanent QR pass which must be renewed every 90 days through the app.
Quiet hours are strictly observed from 10:00 PM to 7:00 AM on weekdays and 11:00 PM to 8:00 AM on weekends. Loud music, construction activity, and generator use are prohibited during these hours. Any private function with more than 20 guests must be registered with the society secretary at least 48 hours in advance and concludes by 10:30 PM.
Each bungalow is allotted one dedicated parking bay and one visitor bay on a first-come basis. Double parking or blocking common pathways will result in immediate towing at the vehicle owner's expense. All vehicles must be registered with the security office with number plate records. Vehicles must not exceed 10 km/h within the society premises. Commercial vehicles are not permitted overnight.
No structural renovation may commence without written approval from the society managing committee and the Bibirhat municipality. Approved renovation is restricted to Monday–Saturday, 9:00 AM to 6:00 PM only. Waste materials must be removed by the contractor on the same working day. A refundable security deposit of ₹25,000 must be submitted before work commences to cover any common area damage.
Pets are welcome subject to registration with the managing committee. All pets must be leashed in common areas. Owners are responsible for immediate cleaning of any waste in common areas. Dogs above medium breed (25 kg+) require a NOC from the committee. Pets found unattended or causing a nuisance to residents will be reported and the owner issued a formal warning. Three warnings result in a committee hearing.
